How a mortgage payment is calculated
The amount borrowed is the home price minus your down payment. With equal monthly payments, each payment covers that month's interest on the remaining balance and the rest reduces the loan, so early years are mostly interest. A longer term lowers the monthly payment but raises the total interest. This is an estimate for the loan itself: property tax, home insurance, lender fees and variable rates are not included.

How much should I put down?
A larger down payment means a smaller loan, a lower monthly payment and less interest. Many lenders ask for 10 to 20 percent, but requirements differ by country and lender.
Does this include property tax and insurance?
No. It shows the loan payment only. Add yearly property tax, home insurance and any lender fees on top.
What if my rate changes?
This assumes a fixed rate for the whole term. For a variable rate, run the calculation again with the new rate and the remaining balance and term.
Is a shorter term better?
A shorter term costs less interest overall but raises the monthly payment. Try several terms to find a payment you can afford.
